If you answered yes to any of those questions, then Sunset Beach is the villa for you. One of the few villas on the island that is set right on a rocky beach, just across from the shoreline of a small cove, perfect for beach combing and snorkeling. 

There is also a great sandy area between the pool and the beach that you can relax on! Sunset Beach also offers a full range of creature comforts. Float in the large lap pool or unwind with a long soak in the warm spa. Prepare a meal in the expansive kitchen and enjoy it on the breezy balcony. 

No matter what you fill your day with, you can look forward to a great night’s sleep in one of the villa’s four-bedroom suites, listening to waves gently breaking on the shore.

Guests are responsible for removing their trash during their stay. If trash is not removed upon departure, an automatic charge will be applied to the guest’s account. When guests arrive on the island, the welcome greeter will point out the designated trash bins and explain where garbage may be disposed of during the stay.

Rates and Availability

Tax Service Charge Details*
Rates for St. John villas are subject to 12.5% tax.

Special rates apply for holiday dates. Bookings at this villa are non-refundable.  All rates are based on double occupancy per room, with the exception of children age 2 - under. A $50 per person, per night fee applies for extra guests above maximum occupancy, subject to owner approval.

There is an extra fee for housekeeping if guest are staying less than 14 nights. The money will be left on the kitchen counter by the guest for the housekeeper.

One complimentary greeting is included with each reservation. If you arrive later than 9:00 pm on St. John there is a charge of $65 for your arrival. If a reservation is discounted or for four days or less there is an arrival charge of $65. If an arrival takes place on a major holiday (Thanksgiving, Christmas, etc.) the arrival fee is $100
Security Deposit Details
Please add a $50 non-refundable damage deposit to all rates.
Accidental Damage Waiver
A $299 Accidental Damage Waiver applies to every reservation.
Minimum Stay Details
Low Season: 5 nights minimum; High Season/Thanksgiving: 7 nights minimum; Christmas or New Year's: 10 nights minimum; Both Holidays: 14 nights minimum. Minimum night stay may vary. Please contact a villa specialist to confirm.
